What We Do

Antioch Plan Developers LLC is a for profit business organized  to develop, build, and operate high quality Independent Living and Assisted Living Facilities in Partnership with qualified Churches.

To successfully achieve this goal, as alluded to previously, we utilize a two staged process which includes:

1. Consulting/Assessment/Strategy
2. Development/Financing/Construction/Operations

1. Consulting, Assessment, Strategy

Phase one of our programs is manifested in the Memorandum of Understanding and involves consultation, assessment and creation of a strategy regarding the development, financing, and operation of an appropriate residential senior housing community in conjunction with the sponsoring church.  This involves considering a number of factors during a consultation with the church, and an assessment of the community. In qualifying a potential or interested church sponsor we identify:

• Physical resources such as available land
• Potential financial resources (in conjunction or in lieu of land)
• Ministry goals
• Ministry standing in the community
• Community assessment
• Determination of primary market area
• Demographic and economic trends in the market area
• Specific demographics of senior population
• Survey of other providers of senior care (of all types)
• Existing and planned community senior resources

Armed with this comprehensive data,  APD determines the true opportunity and need for any combination of independent living, assisted living, and memory care, as well as the prevailing rates for units, beds and services at each level. This information is fundamental to our development and financial strategy, including construction and operational budgets.

This phase will involve interface with any number of builders and/or design/build firms.

Through our development and operations programs, we provide aturn-key approach to the creation and ongoing management of residential facilities while relieving the sponsor church of all legal, financial and operational responsibilities.

Exactly what type of facility would be built is determined by a number of factors, the most improtant of which are (1) the results of the Market Study, and (2) the vision of the church.  All combinations of Independent Living (IL), Assisted Living (AL), and Memory Care (MC) are considered initially and objectively.

The Final Determination of the blueprint for the development is the result of a very dynamic collaborative process.

To facilitate this complicated process, APD not only relies on its expert partners and associates, but also its vast inventory of prototype communities for independent, assisted living and memory care facilities which can be further customized to the specific proposed property and market.

However – and equally importantly – APD has decades of experience working with churches and ministries, and has developed a highly refined sensitivity and appreciation for their theological, cultural, and organizational structures.
